A page built to convert, and WhatsApp conversations turned into tracked leads
The problem
Collabimmo handle commercial property transactions in Belgium, and they were clear about what they didn't want: another agency site with property listings on it. Their brief asked for one page, sober, in their brand colours, whose entire job was to get a visitor to fill in the form and tell them as much as possible.
The more interesting problem was behind that. Their real prospecting doesn't happen on a website at all — it happens in WhatsApp groups. That's where opportunities get mentioned, where a lead first appears, and where it gets forgotten, because a WhatsApp group is a conversation, not a pipeline. Good leads were scrolling past.
What they got
A page that does one job. Clean, on-brand, and built entirely around the enquiry form. Nothing on it competes with the thing they wanted visitors to do.
Enquiries that are worth reading. The form is protected against the automated spam that finds any public business form within days, and submissions arrive formatted and complete rather than as a wall of text. What lands in the inbox is signal.
Their WhatsApp prospecting, turned into a pipeline. Messages posted in their prospecting groups are read automatically and sorted into what they actually are — a new lead, a property to note, a follow-up owed — with the next action proposed and waiting for a yes. Nothing is filed without the owner agreeing to it.
A view of the whole business. Leads, deals in progress, properties, contacts, the calendar and the numbers, in one place — so a conversation from three weeks ago is still findable, and still moving.
What it means for them
The website stopped being a brochure and became a way of collecting the information they need before a first meeting.
More importantly, the deal flow that used to live in a chat thread now lives somewhere it can be worked. A lead mentioned in passing on a Tuesday doesn't depend on somebody remembering it on Thursday — it's already in the pipeline with a next step against it, waiting for a decision rather than for a memory.
For an agency whose advantage is knowing about a property before it's listed, not losing that knowledge is the entire game.
